Exterior 

 

Roof, Chimney, Flashing - Report on water penetration, condition
Siding, Trim, Windows and Doors - General condition
Landscaping - Effects of the plants and grading on the foundation
Gutters, Downspouts - Overall condition and the ability to carry off rainwater
Driveways, Patios, Decks, Porches, Fences - Condition of the materials and general safety
Air Conditioner - Operate the HVAC system, check cooling outlets
Garage- Doors and door openers, fire safety

Interior




Heating Systems - Identify the type of fuel, check ducting, gases, age of heating plant
Plumbing - Type of pipes, all visible fixtures, pipes and drains for leaks, hot water heater
Electrical - service entrance, service panel, visible wiring, test ground fault circuit and arc fault interrupters, outlets and switches.
Attic - Ventilation, insulation, framing, rodents
Basement/Slab/Crawl Space - Foundation, Evidence of moisture penetration
Fireplace - All visible components
Interior - Walls, ceiling, windows, doors, stairs, floors, appliances and cabinets
